01How much does a property valuation cost at Wayne?
The online valuation is free, immediate and without obligation: it gives you a first reliable price range. The in-depth on-site valuation — around 3 to 4 hours of analysis — is chargeable, except as part of a sales mandate.
02How do you calculate the value of my property?
We combine three approaches: the hedonic value (calculated with the same software the banks use, essential for the buyer's financing), the intrinsic value and the development value of the land. All of it is adjusted against recent comparable sales, the condition of the property and any depreciation. The result: a fair price that stands up to buyers and banks alike.
03Online valuation or on-site visit: what is the difference?
The online valuation sets a first range based on market data. The on-site visit refines that value by taking into account the actual condition, the finishes, the orientation and the specific strengths of your property — for a significantly more accurate price.
04How does a sale unfold, step by step?
It all starts with the valuation and setting a fair price. We then showcase your property (photos, sales file), distribute it through the right channels, organise and run the viewings, then negotiate through to the signature at the notary's office. You keep a single point of contact from the first meeting to the handover of the keys.
05How long does it take to sell a property?
Usually 3 to 6 months. Beyond that, a property that does not sell statistically suffers a price drop of 8 to 10% — exactly what we want to avoid. Hence the importance of setting the right price from the outset rather than "testing" a price that is too high.
